WHAT IS HAPPENING

ICM Properties is creating plans to develop the site into Traverse – a wellness-oriented, mountain-inspired townhouse community designed to enhance the character of Three Sisters Mountain Village while responding to Canmore’s evolving housing needs.

THE PROJECT IS PLANNEd IN TWO PHASES

Phase I includes the construction of Traverse, a wellness-oriented, mountain-inspired collection of rental townhomes within Three Sisters Mountain Village.

Phase II is a prospective future phase that would include long-term affordable rental housing, subject to project viability and the availability of funding and policy support. Further details can be found in Affordable Housing (Phase II – Prospective). Together, the project is intended to enhance the character of Three Sisters Mountain Village, contribute to Canmore’s housing supply, and support a vibrant, year-round community.

THE VISION

The vision for Traverse is to create a thoughtfully designed, wellness-oriented rental community that is deeply connected to its alpine setting and the character of Three Sisters Mountain Village and Canmore.

Located within a walkable and amenity-rich developing neighbourhood, the project is envisioned as a collection of mountain-inspired townhomes that balance contemporary living with respect for the natural landscape. The overall design approach emphasizes livability, architectural cohesion, and a strong relationship between buildings, open space, and the surrounding environment.

Design and Site Response


Responding to the Land

The design of Traverse responds to the site’s alpine setting and natural topography. Buildings are arranged to step with the terrain, allowing the development to adapt to changes in grade rather than significantly rework the landscape.

This slope-adaptive approach supports sensitive integration with the land, helps reduce excavation, and maintains strong relationships between buildings and outdoor spaces.

A Connected and Walkable Site

A strong linear connection runs through the site, reinforcing pedestrian movement and visual continuity. Building orientation, pathways, lighting, and landscaped mews are coordinated to support a cohesive and accessible circulation network.

The overall site design prioritizes walkability and everyday use, helping to create a connected, community-oriented environment that integrates with the surrounding neighbourhood.

Mountain-Inspired Architecture

Traverse is envisioned as a collection of mountain-inspired townhomes that reflect both contemporary living and the established character of Three Sisters Mountain Village.

Architecture is defined by simple, well-proportioned forms and durable construction suited to the local climate. Natural materials such as timber, stone, and earth-toned finishes are used to complement the surrounding landscape and create a cohesive, enduring architectural expression.

Open Space & Amenities

Open spaces within the site are designed to support relaxation, social connection, and everyday use. Proposed amenities may include features such as saunas, fire pits, and outdoor kitchens that encourage gathering and engagement with the natural setting. These elements are illustrative and will continue to be refined as the project design progresses.

The design of Traverse is informed by the established planning and design guidelines for Three Sisters Mountain Village, which provide direction on building form, materials, site integration, and relationship to the surrounding landscape. These guidelines help ensure that new development contributes positively to the character of the area and responds appropriately to its alpine setting.

Sustainability and Long-Term Living

Environmental Sustainability

Sustainability is a high priority for the Traverse project and is approached through thoughtful design, durable construction, and long-term performance. The proposed development incorporates high-performance building envelopes, energy-efficient systems, and EV-ready infrastructure to support reduced energy use and future flexibility.

Durable, low-impact materials are prioritized to support longevity and reduce long-term maintenance, helping ensure the development remains resilient and well-suited to its mountain environment over time.

Designing for Long-Term Living

Traverse is envisioned as a community designed to support year-round living and long-term occupancy. Homes are planned with an emphasis on comfort, durability, and everyday usability, contributing to a stable residential environment that supports the ongoing vitality of Three Sisters Mountain Village.

This long-term perspective informs decisions related to building performance, materials, site planning, and overall livability.

Affordable Housing (Phase II – Prospective)

As part of its long-term livability objectives, the project includes a prospective Phase II that may deliver affordable rental housing, subject to project viability and the availability of funding and policy support.

If pursued, affordable rental units would be built to the same high standards as the market-rate housing delivered in Phase I. Affordability would be achieved through funding and policy mechanisms rather than through reduced construction quality or materials. At this time, the developer is awaiting confirmation of funding to advance Phase II.

STAY VERTICAL

SITE CONTEXT

The Traverse site is located within Three Sisters Mountain Village, a planned residential area in Canmore, and is currently undeveloped. The approximately 1.3-hectare parcel is situated within a setting that offers access to trails, open spaces, and nearby community amenities.

The site is designated for residential use within the Three Sisters Mountain Village Area Structure Plan, which guides long-term development in the area. The applicable land use district supports multi-unit residential development, including townhomes, and establishes parameters for building height and form that are consistent with the surrounding context.

The proposed scale and use of Traverse align with this existing planning framework, allowing the project to focus on thoughtful design, site integration, and long-term livability rather than changes to land use or zoning.

The site is zoned R3 TSMV (Residential Comprehensive Multiple Unit District) within the Three Sisters Mountain Village Area Structure Plan. This zoning supports multi-unit residential development, including townhomes, and establishes parameters for building height, form, and site design that are consistent with the surrounding context. Any development on the site must comply with these regulations.
The townhomes are intended to be three storeys in height, consistent with the R3 TSMV District.
The development includes approximately 47 townhomes, each with a secondary unit, for a total of approximately 94 homes.
Yes. Parking will be provided for both residents and visitors and will meet or exceed applicable district requirements. In addition to vehicle parking, the project is designed to support a range of transportation options. This includes EV-ready infrastructure and bicycle parking, with a combination of secure storage, in-unit storage, and bike racks to support both everyday transportation and recreation.

If Phase II proceeds, affordable rental homes would be designed and built to the same building codes and design standards as the market-rate homes delivered in Phase I. Affordability would be achieved through funding support, not by using lower-cost materials or reduced construction quality.

Yes. The site is designated The project is being designed with sustainability at the forefront, with strategies being explored to support energy efficiency, comfort, and long-term environmental performance. These include passive solar orientation, high-performance building envelopes, and EV charging infrastructure.

Landscape and site planning are also intended to support sustainability through drought-tolerant landscaping and the potential for rainwater harvesting, as well as the use of durable, low-carbon materials, cycling amenities, trail connections, and dark-sky lighting.

Additional features may be considered as the design progresses, such as rooftop solar or heat recovery ventilators (HRVs).

Specific sustainability features will continue to be evaluated and refined as the project design advances.

Situated at the foot of the iconic Three Sisters and Ha Ling Peak, this site is deeply connected to the surrounding Rocky Mountain landscape. The natural setting serves as the primary framework for the concept and site planning. From a landscape perspective, the goal is to protect and celebrate the site’s valuable natural assets while seamlessly blending built elements into the mountain environment. Existing trees will be preserved wherever possible, and plant selections will focus on textures, colors, materials, and forms suited to Alberta’s Rocky Mountain climate and terrain. Each parcel will incorporate a minimum of 20% landscaped area, reinforcing this approach and enhancing the overall integration with the natural surroundings.

Construction is planned to start in Q2 of 2026.

First occupancies are planned for Q2 of 2027.
